Helping you maintain access to finance on the right terms
- Do you ever feel at a disadvantage when negotiating with your bank?
- Are you aware of the common pitfalls facing borrowers and how to avoid them?
- What would happen if your bank reduced or cancelled your facilities?
Commercial lending is very technical and the way banks work is alien to most investors and developers; so managing your property affairs, whilst trying to deal with lenders and maintain access to finance on the right terms can be very stressful, especially without the right support and advice at hand.
Problems can easily arise, and if not handled correctly can lead to all manner of difficulties – relationship issues, increased borrowing costs, requests for more security, or in some cases even to demands for immediate repayment.
This is why many borrowers seek our expertise, so that we can support them in their dealings with banks and other lenders, strengthen their ability to negotiate when the need arises, and help them to avoid lending-related problems.
Existing borrowers are under constant scrutiny
It is important to appreciate that lending money to an investor or developer is not a one-off decision and that banks keep borrowers under constant scrutiny. They use many different systems and procedures to check that borrowers are complying with the terms of their finance agreements, to help identify potential problems at an early stage, and so avoid losses. Any potential problems will prompt a bank to review and re-evaluate its arrangements with a borrower, and depending on the banks findings may lead to it taking corrective action.
